The buying process can seem overwhelming, but consider us your expert river guide. Here is a step-by-step outline of what we do to help you find the perfect property!

  • We’ll start by working to have a comprehensive understanding of your intentions, so that when a fitting opportunity arises, we can act quickly. And, we’ll eagle-eye any property that appeals to you, offering advice as to necessary and potential repairs and market value. Ultimately we’ll help you determine the most competitive offer, given what we know about the state of the market.

  • Every transaction timeline is different. Once a seller has accepted your offer, you can finance or pay in cash. If you are taking a loan, the process normally takes between 30 and 60 days. If you are paying cash, the timeline can move more quickly, but is still dependent on inspections, repair negotiations, and your and the sellers’ preferred timelines.

  • Yes. You wouldn’t take a road trip without a map, and you shouldn’t buy a new home without getting a survey. Surveys tell you the exact property lines, and they can also uncover things such as neighbors’ fences or garages that are on your property. They also close loopholes that title companies might use to refuse to pay claims against the title.

  • We want you to know exactly what you’re getting before you buy a property, so be prepared to pay for home, termite, and radon inspections. In some cases, it may be necessary to work with a specialist, like a structural engineer. We will guide you through this process and help you evaluate and prioritize inspections. And, of course, if you do purchase the property, you’ll make a down payment, plus attorney fees.

  • Local lenders use local appraisers, who are more familiar with the market. Plus, these lenders are often easier to communicate with, so we always prefer to stay local. Keep it in the neighborhood!

  • A due diligence deposit is a nonrefundable fee paid to the seller to hold the house for you while you evaluate its condition. Even if the home has snakes in the attic or needs considerable structural repairs, you probably won’t get your money back if you don’t purchase the property. However, if you do purchase the property, the deposit comes back to you at closing as part of the down payment.

  • Not at all! Lots of homes, especially properties outside of town, have wells and septic systems, and they’re dependable and safe when properly maintained. The Boro team has a lot of well and septic knowledge, so don’t fret if you don’t yet know the different types of septic systems and associated red flags.

  • You’ll sign paperwork. Lots of paperwork. You’ll pay the balance due, either by wiring the funds or bringing a bank check. And, once the deed is recorded, usually the same day, you’ll receive the keys to your new house. Exciting!
